Seneca Ave. – two new site plan applications

City planning staff have received two new site plan applications (minor developments) for the following addresses:

421 Seneca Ave:

The property currently contains a one storey single detached residential dwelling. The applicant plans to demolish the existing home and construct a new 2-storey, 209 square metre (2,253 square foot) home. View the plans – 421 Seneca Site Plan and Elevations

The City’s Zoning Section will complete a thorough review of the proposal to evaluate it for zoning compliance. Staff will advise if any zoning deficiencies are identified as part of their review.

City planning staff requested that the applicant contact the neighbours on either side to advise them of the proposed plans, and report back to my office on the outcome of those meetings. I have already facilitated a meeting with the applicant and the residents on either side to discuss the project.

The property currently contains a one and a half storey residential dwelling. The applicant plans to demolish the existing home and construct a new 2-storey, 192 square metre (2,070 square foot) home. View the plans – 370 Seneca – Site Plan and Elevations

The City’s Zoning Section have completed a review of the proposal and determined that no minor variances are required.

The neighbours on either side have been contacted and are aware of the application. One neighbour has met with planning staff and the other has met directly with the builder.
